The Lawrence Township Planning Board has approved a minor subdivision to create a new building lot on Millerick Avenue, a dead-end street off Route 206/Lawrence Road.

Applicant Jay Ventures LLC was granted minor subdivision approval to divide the 30,000-square-foot lot at 154 Millerick Ave. into two 15,000-square-foot lots at the board’s Oct. 5 meeting.

The existing house will remain, but the in-ground pool, garage, concrete circular driveway and fences on the newly created building lot will be demolished.

A new 2,700-square-foot house will be built on the new lot, which will be known as 152 Millerick Ave. It will have a mudroom, a powder room or half-bath, and a kitchen, pantry, family room and flex room on the first floor. The ceilings will be 9 feet high.

On the second floor, the plan shows a primary bedroom with two walk-in closets and a primary bathroom. There will be three additional bedrooms and one bathroom. The laundry room will be on the second floor. The ceilings will be 8 feet high.

The new house is expected to be priced at around $800,000, according to Jonathan Klitnick, a principal in Jay Ventures LLC. The existing house will be priced at about $550,000.

Klitnick said he hopes to begin construction in the next three or four months, depending on weather conditions.
