New homes proposed for Coolidge Avenue extension

A three-lot subdivision at 62 Glenn Ave. was approved by the Lawrence Township Planning Board at its Dec. 2 meeting.

Applicant Max Avenues Fund LP was seeking permission to consolidate 10 undersized lots into one large lot and then to subdivide it into three smaller lots.

One of the lots will contain the existing home at 62 Glenn Ave., which is on the corner of Coolidge Avenue – a gravel paper street on the east side of Glenn Avenue.

The two new lots are located behind the house at 62 Glenn Ave. Access to the new lots would be made by way of the paper street on Coolidge Avenue. The plan calls for it to be paved.

The applicant plans to build a single-family house on each of the two new lots. One would be a three-bedroom, two-and-a-half bathroom house and the other one would be a four-bedroom, three-and-a-half bathroom house.

No price has been set for the two new houses.

When the meeting was opened for public comment, neighbors on Hughes Avenue and Ditmars Avenue spoke up about privacy and flooding issues.

Project engineer Adam Kandil said his clients would plant evergreen trees along the rear property line for privacy. The new lots back up to Hughes Avenue.

The trees also would help to reduce flooding, Kandil said. The plans also show a dry well for drainage behind each of the two new houses.
